Please read the policies carefully! Failure to adhere to the policies may result in a forfeiture of your entire security deposit.

Check in/Check out times:
Check-in time is 3:00 pm
Check-out time is 11:00 am
Upon arrival at the cabin you will find a welcome sheet with instructions for check out.

Provided there are no other guests scheduled for the nights before or after your stay, we can be flexible with your check-in and check-out times. If other guests are scheduled, we ask that you honor the usual check-in and check-out times. This allows us to prepare the Cabin for the next guest. Additional fees will apply for late checkouts if we have not authorized it in advance.

Deposit/Payment:
Payment is due in full at the time your reservation is made. Reservations will not be confirmed until payment has been received.

A fully refundable security deposit is required on all reservations in order to protect owners from property damage. The deposit amount can be found on the rates/payment page near the property's price. Upon checkout, the property is inspected for damages. Any damages that are less than the security deposit shall be deducted from the security deposit. Any damages in excess of the security deposit are the guest's responsibility and must be paid within 10 days from departure. The Security deposit, minus any damage fees, shall be refunded to you within 14 days of your departure.

You will be responsible for leaving the cabin in good condition at checkout. Please remember that you are staying in a privately owned “cabin”; please treat it as you would want someone to treat your home. If accommodations are left damaged or unusually messy (such as unwashed dishes, stains on the furniture or carpet, or additional check out instructions not completed), the additional housekeeping charges will be deducted from your security deposit.

Maintenance, Rebates, Refunds:
All of the homes listed on our website are separate family-owned vacation homes. Every effort has been made to make sure all equipment in each home is in working order. However, as with any home, issues requiring repairs may arise during your stay. Please contact us with any inoperative equipment immediately. We will make every reasonable effort to have the repairs made as soon as possible. There will be no reduction in rent, rebate or refund issued for any mechanical failure of air conditioning, dishwasher, refrigerator, washer/dryer, TV, satellite, or any other appliance. We are, additionally, unable to issue a refund of rent for inclement weather or acts of God beyond our control.

Cancellations/Reschedules/Early Departures:
All cancellations and reschedules will be charged a $25 processing fee. No exceptions.

	Non-holiday Dates
	Cancellations 30 days prior to your reserved date will be refunded in full, minus a $25 processing fee..
	Cancellations less than 21 days prior to your reserved date will be charged a cancellation fee of $100.
	Cancellations less than 7 days prior to your reserved date will be charged the full amount (no refund.)
	Holiday Dates (Memorial Day, Labor Day, Independence Day,Thanksgiving, Christmas, and New Year)
	Cancellations more than 30 days prior to your reserved date will be charged a cancellation fee of $25.
	Cancellations less than 30 days prior to your reserved date will be charged the full amount (no refund.)

You may reschedule your original reservation one time only, provided it is 30 days or more prior to your reservation date. The charge to reschedule your original reservation is $25. Once you have rescheduled your original reservation, the reservation may not be rescheduled again, and if canceled, will not be refunded.

If you elect to depart prior to your check-out date, you will not be refunded for the nights you did not stay.

Minimum stay:
There is a 3 night minimum for Memorial Day and Labor Day holidays. There is a 4 night minimum for Independence Day. There is a 2 night minimum for all regular reservations.*
*Lakeshore Lodge has a 3 night minimum during the summer season.

Smoking:
Smoking is allowed on the deck and other outdoor areas. There is absolutely NO smoking indoors. Any evidence of smoking will result in an excessive cleaning charge of $150.00.

Pets:
Pets are welcome at a daily fee (see the Rates/Payment section)*. Please note that the cabin may not be fenced and is in a neighborhood with other dogs that are not leashed. Unathorized pets on the premises will result in forfeiture of your full deposit.

	kennels and crates are not required unless you plan on leaving your dogs inside the house while you are away
	we also request that pets who do enjoy the indoors are housebroken

Children:
Children of all ages are welcome in most cabins*. The cabin is not "baby-proof" nor are all cabins fenced. We ask that young children are constantly supervised.

*Texas Hideaway currently only accepts children six or older.
*Lakeview Lodge only accepts children ten or older.

Outdoor fire pit:
The outdoor fire pit, if applicable, may be used unless Hill County Commissioner's Court has isuued a "burn ban." Click here to check.

RULES:

You must be 25 to make a reservation. Guests under the age of 25 must be accompanied by an adult guest 25 years or older at all times while on the property.
No loud music, parties or illegal activites permitted.
Fireworks are NOT permitted in the neighborhood, nor are ATV's (four-wheelers, go-carts, dirt bikes, etc.)

Failure to follow the policies and rules may result in you being asked to vacate the property and/or forfeiture of your deposit. If you are asked to leave prior to your check-out date you will not receive a refund of your reservation payment and your security deposit may be forfeited.

Rates and policies may change at any time. We reserve the right to decline a reservation request for any reason or to cancel a reservation for any reason. If we choose to cancel your reservation you will be given a full refund.

We appreciate our guests and want your vacation experience to be wonderful. In return we ask that our guests respect our neighborhood, our neighbors and our cabin.
